The complete cost chain
For a 150 m² home with a PEM (direct works budget) of €1,400/m² in a mid-cost area, the full structure of a self-build budget is organised as follows:

The practical rule that summarises the chain: on top of the contractor's budget, allow an additional 25 to 40 % before counting the land. Anyone who budgets the plot plus the works and nothing else is leaving out tens of thousands of euros of certain costs.
Where self-builders really save
Well-managed self-build can come out 15 to 30 % cheaper than buying the equivalent product from a developer, for a simple reason: the self-builder pays neither the development margin nor the marketing costs. The additional savings often attributed to it are more debatable. Contracting by separate trades instead of a general contractor can reduce the price, but it transfers coordination and interface risk to the self-builder, which has a real cost even if it appears on no invoice. And self-executed work saves labour but rarely survives full analysis once time, tools and corrections are counted.
The four most frequent framing mistakes
Budgeting on the PEM. The budget the contractor signs is the contract budget, and the project's final cost is another step above. Confusing levels produces apparent deviations of 20 % that are actually reading errors; the complete chain is detailed in from PEM to total cost.
Ignoring the land as a technical problem. The cheap plot with a slope, poor access or poor bearing capacity recovers its discount through foundations, retaining works and site logistics. The geotechnical survey before buying, not after.
Deciding quality during the works. Every postponed decision becomes a change-order price negotiated without competition, with a stopped site as leverage. A closed, complete execution project is the best cost-control tool there is.
Not provisioning for contingencies. Between 5 and 10 % of the PEM, set aside, untouchable for whims. The difference between a tense project and a project in crisis is usually exactly that provision.
The essentials
Self-build is economically rational when it is budgeted in full from day one: works plus 25 to 40 % of associated costs, plus the land, plus a contingency provision. Its real saving comes from the avoided development margin, not from shortcuts in execution. The cost profile of the works themselves is the same as for any single-family home, with its ranges and deviation factors.
