Two items deserve specific attention. High-end kitchens and bathrooms can concentrate on their own amounts equivalent to dozens of m² of ordinary construction. And the "invisible" items of luxury (reinforced acoustic insulation, services integration without visible access panels, technical lighting) cost as much as the visible ones and are more easily forgotten in initial budgets.

The luxury budget regime

Three rules change compared with ordinary construction. Generic ratios lose reliability: in high-end work, a serious budget is built item by item from the preliminary design, with real prices for the chosen materials, because the dispersion between alternatives is too large for averages. Supply lead times enter the cost: bespoke materials and joinery introduce waits that lengthen the project, and duration is cost. And execution requires first-rate trades, more expensive and scarcer: the local availability of those companies is a price factor as real as the materials.
